The office market in Poland is in a stable situation, but there is a risk of a slowdown, according to experts associated with the Polish Chamber of Commercial Real Estate (PINK). Therefore, it is important that the commercial real estate industry is included in government support programs.
“The data from the agency's presentation shows market stability. Over the past few years, we have become accustomed to records, but now we have entered a period of smaller increases and a flattening of key statistics. The current situation should be treated as temporary; we are all learning about the new reality. Many tenants will not make strategic decisions until the end of the year or at the turn of 2020/2021. The continued demand for offices is influenced by how tenants make their internal decisions. Much will depend on the specifics of each business and the location of operations. Each country will also have its own specifics,” the statement reads.
As there is a risk of a market slowdown, it is important that the commercial real estate industry is included in government support programs. The lack of such assistance may negatively affect the flexibility of landlords towards tenants and make it difficult to take advantage of Poland's competitive edge in areas such as shared services compared to other countries (e.g. in Asia), it was also reported.
The owners' flexibility towards tenants and the difficulty of utilizing Poland's certain competitive advantage in the field of, for example, shared services in relation to other countries (e.g. from Asia) were also mentioned.
